9 Ways to Reduce Your Home Loan EMI (With Numbers)
First, decide what you want to reduce
"Lower EMI" and "lower total interest" are not the same goal. A longer tenure lowers the EMI but raises total interest. A prepayment lowers total interest and can shorten the loan. Pick the goal first.
The base case in every example below is ₹50 lakh at 8.5% for 20 years: EMI ₹43,391, total interest ₹54.1 lakh.
1. Make a bigger down payment
Every rupee you don't borrow is a rupee you don't pay interest on. Borrowing ₹45 lakh instead of ₹50 lakh brings the EMI down to ₹39,052, a saving of ₹4,339 a month and about ₹5.4 lakh in total interest.
2. Negotiate the interest rate
Lenders price you on your credit score, income and employer. A score of 750 or above helps. Moving from 8.5% to 8% brings the EMI to ₹41,822, which saves ₹1,569 a month and about ₹3.8 lakh over the loan. Get quotes from two or three lenders and use the lowest as leverage.
3. Improve your credit score before you apply
Pay existing dues on time, keep credit card use below 30% of your limit, and avoid applying for several loans in a short period. Check your score at least a month before you apply so you have time to fix errors. See how your credit score affects loan interest rates.
4. Choose a longer tenure, carefully
Going from 20 to 25 years lowers the EMI from ₹43,391 to ₹40,261, a drop of ₹3,130. It also raises total interest from ₹54.1 lakh to ₹70.8 lakh. Use a longer tenure only if you need the lower EMI, and plan to prepay later. Read 20 years or 30 years: which home loan tenure is better.
5. Prepay in the early years
A small monthly extra payment works hard early on. Paying ₹5,000 extra each month saves about ₹13.9 lakh in interest and cuts the loan by 4 years and 5 months. A one-time ₹5 lakh prepayment after three years saves about ₹13.2 lakh and ends the loan about 3 years and 5 months early.
6. Use part-payment to reduce the EMI, not just the tenure
After a lump sum prepayment, ask the lender to recalculate the EMI on the lower balance. This helps your monthly budget, though it saves less interest than keeping the EMI the same and shortening the tenure.
7. Transfer your loan to a cheaper lender
If another lender offers a rate 0.5% or more below yours and you have many years left, a balance transfer can cut your interest by lakhs. Count the processing fee and any foreclosure charge first. Read when a home loan balance transfer is worth it.
8. Ask your current lender for a rate cut
Many lenders will lower your spread on request, for a fee, if your credit profile has improved. It is faster than a transfer and often cheaper.
9. Add a co-applicant
A co-applicant with income can raise the loan you qualify for and sometimes the rate you get. They also share responsibility for repayment, so choose carefully.

FAQ
How can I reduce my EMI immediately?
Extend the tenure, or make a lump sum prepayment and ask the lender to recalculate the EMI. Both lower your monthly payment right away, but extending the tenure raises total interest.
Is it better to reduce EMI or tenure after prepayment?
Reducing the tenure saves more interest. Reducing the EMI gives monthly relief. If you can afford the current EMI, shorten the tenure.
Can I reduce EMI without changing the lender?
Yes. Ask for a lower spread, prepay part of the loan, or extend the tenure.
Does a higher credit score lower my EMI?
It can lower your interest rate, and a lower rate lowers the EMI. Check your report for errors before you apply.
