Home Loan Balance Transfer: When It Is Worth It (With Savings Table)

Home Loans · 3 min read · By KitnaEMI Editorial

Short answer: A balance transfer is usually worth considering when the new rate is at least 0.5% lower and you have 8 or more years left. On a ₹40 lakh balance with 15 years left, moving from 9.25% to 8.5% saves about ₹3.2 lakh before fees.

What a balance transfer is

A balance transfer moves your outstanding home loan from one lender to another. The new lender pays off the old one and you start repaying the new lender at a new rate. People do it to cut their interest rate, though it can also unlock a top-up loan or better service.

The break-even test

A transfer costs money, so check that the saving beats the cost.

  1. Rate gap: the difference between your current rate and the new rate.
  2. Remaining tenure: interest savings add up over time, so a long remaining tenure helps.
  3. Outstanding balance: a bigger balance means a bigger saving per 0.25%.
  4. Costs: the new lender's processing fee (often around 0.25–1% of the loan, plus GST), legal and valuation charges, and any foreclosure fee from your current lender. For floating-rate home loans to individuals, the old lender cannot charge a prepayment penalty.

If the total saving is several times the costs, a transfer is worth exploring.

Savings by rate gap and remaining tenure

For a ₹40 lakh outstanding balance, current rate 9.25%:

New rateRate gapYears leftEMI saving a monthInterest saved
8.5%0.75%15₹1,778₹3.2 lakh
8.75%0.5%15₹1,190₹2.1 lakh
9.0%0.25%15₹597₹1.1 lakh
8.75%0.5%10₹1,082₹1.3 lakh
8.5%0.75%5₹1,453₹0.9 lakh

A 0.5% gap on a 0.5% fee of ₹40 lakh, about ₹23,600 including GST, pays for itself within about 20 months at ₹1,190 saved a month.

Try asking your current lender first

Many lenders will lower your rate on request, often for a conversion fee, when your credit profile has improved or you show a competing offer. This costs less than a transfer and takes less time. Ask for the offer in writing.

Things to check before you transfer

  • The new rate type: compare floating with floating. A teaser rate that resets higher after a year is not a saving.
  • The new spread and reset rules: confirm how often the rate changes.
  • Processing time and paperwork: a transfer needs fresh documents and a property valuation.
  • Insurance: check whether bundled insurance gets cancelled or carried over.
  • Tax certificates: keep records for interest and principal paid to each lender during the year.

Reducing-balance method, monthly compounding. Rate shown is indicative: confirm the live rate with your lender.

When a transfer is not worth it

  • Fewer than 5 years left. The interest saved is small.
  • The rate gap is under 0.25%.
  • The fees consume most of the saving.
  • You plan to prepay heavily soon, which already cuts your interest.

FAQ

What rate gap makes a balance transfer worthwhile?

Many borrowers use 0.5% as a rule of thumb, but run the break-even math with your own balance, tenure and fees.

Does a balance transfer affect my credit score?

The new lender runs a credit enquiry, which can lower your score slightly for a short time. Closing the old loan and opening a new one is normal, and your repayment history continues to count.

Can I take a top-up loan with the transfer?

Many lenders offer a top-up with a balance transfer, usually at a rate close to the home loan rate.

Is there a penalty to leave my current lender?

For floating-rate home loans taken by individuals, RBI rules do not allow a prepayment penalty. Check fixed-rate loans and your sanction letter.
