20 Years or 30 Years: Which Home Loan Tenure Is Better?
The numbers side by side
For a ₹50 lakh home loan at 8.5%:
| Tenure | EMI | Total interest | Total repaid |
|---|---|---|---|
| 15 years | ₹49,237 | ₹38.6 lakh | ₹88.6 lakh |
| 20 years | ₹43,391 | ₹54.1 lakh | ₹1.04 crore |
| 25 years | ₹40,261 | ₹70.8 lakh | ₹1.21 crore |
| 30 years | ₹38,446 | ₹88.4 lakh | ₹1.38 crore |
Stretching from 20 to 30 years lowers the EMI by ₹4,945 a month. That is about 11%. It raises the interest you pay by ₹34.3 lakh, which is 63%.
Why a longer tenure costs so much more
The lender earns interest on your outstanding balance for longer. After 10 years of a 20-year loan, you owe ₹34,99,691. After 10 years of a 30-year loan, you owe ₹44,30,127. The balance falls slowly in a 30-year loan, so interest keeps accumulating on a large amount.
In the first year of a 30-year loan, about 92% of what you pay goes to interest.
The income angle
A longer tenure also raises the loan you qualify for. If a lender caps EMIs at 50% of income, you need ₹86,782 a month for the 20-year EMI but only ₹76,892 for the 30-year EMI. This is why many first-time buyers pick 30 years even if they plan to repay sooner.
A practical way to choose
- Find the shortest tenure whose EMI you can pay comfortably alongside all other loans, without cutting savings.
- If the shorter EMI is a stretch, take the longer tenure and treat the lower EMI as a floor.
- Prepay whenever you have spare money. Floating-rate home loans to individuals carry no prepayment penalty, so you can make a long loan behave like a short one.
The prepayment calculator shows what this does: on a 30-year, ₹50 lakh loan, paying about ₹4,945 extra every month (the gap between the 20-year and 30-year EMI) ends the loan in about 20 years and 1 month, and saves about ₹34.3 lakh of interest. You keep the flexibility to stop prepaying in a tight month.

When a long tenure makes sense
- Your income is likely to grow and you plan to prepay as it does.
- You want the lower EMI to qualify for a bigger loan.
- You need cash-flow room for other goals, such as a child's education.
When to pick a shorter tenure
- You are close to retirement and want to clear the loan before income stops.
- You are comfortable with the higher EMI and want the lowest total cost.
- The rate is high and you cannot count on prepaying.
FAQ
Is a 30-year home loan a bad idea?
Not by itself. It costs more in interest, but you can prepay to cut the cost. It is risky only if you have no plan to repay faster.
Does a longer tenure always have a higher interest rate?
Not always. Many lenders charge the same rate regardless of tenure, but some add a premium for very long loans.
Can I change my tenure later?
Yes, most lenders let you shorten the tenure by prepaying, or restructure for a fee. Check your loan agreement.
What tenure do most people choose?
It varies by age and income. Younger borrowers often choose 20 to 30 years, while borrowers closer to retirement choose shorter loans.
